As a San Diego Real Estate broker I have been consumed over the past few years with bank owned Real Estate listings. Because of the urgency the bank has to get these homes off there books and they have tasked me to secure the property, assist in the eviction process of the previous owners or renters and prepare the home for sale.
Because I have sold hundreds of homes on behalf of the bank and submitted thousands of offers on behalf of buyers just like yourself fighting for the same property I understand your frustration. Despite popular opinion San Diego has been (good deal starved) for inventory for quite some time thus an increase in offers per listing and a increase in offer price and multiple counter offers.
Why am I telling you this?
Well you see in a list of priorities from a seller prospective the following tends to be how they rank the strengths of each offer listed below. Unfortunately, as you may have already experienced this does not provide the VA buyer a fighting chance. Don’t get me wrong I understand the concern from all parties involved but does little to change the end result.
I am a firm believer in your cause. I find it appalling how you can serve our county, return to San Diego and yet still can not purchase a home for your family. I understand your concern and have taken action to be heard by helping the nationwide banks to better understand, specifically the San Diego market place and the population our service members represent in San Diego County.
I have also worked with cash investors to understand the discontent between the VA and you’re in ability to fairly secure 30% of the inventory that you represent on behalf of the buying public. As we speak I have the cash investors securing property and getting into what I refer to as VA condition. Every day the banks are taking back homes that are not in lendable condition.
